DSCR Loan Down Payment Guide

Understand how down payment and loan-to-value factor into DSCR purchase financing for an investment property.

Down payment and LTV in DSCR purchase financing

For an investment-property purchase, the equity contribution or down payment affects the requested loan amount relative to the property value used in a lender’s review. There is no universal DSCR loan down-payment requirement. Lenders determine applicable LTV limits, pricing, documentation, reserves, and eligibility for a specific property and transaction.

How down payment and LTV relate

Loan-to-value, or LTV, compares the requested loan amount with the property value used in a lender’s review. For a purchase, a larger equity contribution generally reduces the requested loan amount relative to the purchase price or appraised value. LTV is separate from DSCR, but a lender may review both. The applicable value, LTV limit, and equity contribution vary by lender, program, property, and transaction.

Why lender-program LTV limits vary

Lenders can apply different LTV limits and equity-contribution expectations based on property type, location, condition, rental strategy, estimated value, loan amount, DSCR calculation, credit profile, reserves, documentation, and current program guidelines. A published percentage or example is not a universal maximum, minimum, approval standard, or commitment to lend.

Property value and appraisal questions

A lender may use a purchase price, appraisal, valuation review, or another program-specific value approach. If the value used in the lender’s review differs from the contract price, the requested loan amount and equity contribution can be affected. Ask how the lender determines value, what documentation it requires, and how it treats appraisal or valuation conditions for the specific property.

Down payment is one part of the cash-to-close picture

The equity contribution is not the only cost an investor may need to consider. Lender fees, points, third-party costs, reserves, insurance, taxes, and other transaction-specific items can affect cash to close. These items vary by lender, program, property, and transaction. Request a complete written estimate and compare the same assumptions across lender quotes.

Preparing your purchase scenario

Organize the contract details, property type, location, rental strategy, estimated value, requested loan amount, available equity contribution, rental-income support, and ownership or entity context. Ask the lender how it calculates LTV, what value it uses, what reserves or documentation it requires, and whether the program has property-specific conditions. This preparation helps investors compare lender questions without assuming an outcome.

DSCR Gift of Equity

A seller gift of equity can reduce or eliminate the buyer's own cash contribution toward the required down payment on select DSCR purchase programs. Example: On a $500,000 purchase at 80% LTV, a seller-provided $100,000 gift of equity represents the required 20% equity contribution. The resulting loan amount would be $400,000, and the buyer may have $0 of their own cash required toward the down payment. This is not a zero-equity or 100% financing transaction. The required 20% equity is provided through the seller's gift of equity. Final eligibility, seller eligibility, valuation, documentation, reserves, closing costs, and underwriting requirements depend on the applicable lender and program. Illustrative Example: How Down Payment and LTV Interact

Assumptions (illustrative only — not a loan offer or guarantee): Purchase price $400,000. Requested loan amount $300,000. Equity contribution (down payment) $100,000. LTV: $300,000 ÷ $400,000 = 75%. Assumed monthly rental income: $3,000 (illustrative — not a rate quote). Assumed monthly qualifying housing payment (principal, interest, property taxes, insurance, and applicable association dues): $2,200 (illustrative assumption — not a calculated rate quote). Estimated DSCR: $3,000 (assumed rental income) ÷ $2,200 (assumed qualifying housing payment) = approximately 1.36. Under a qualifying DSCR program, a lender might review both the estimated DSCR and the 75% LTV alongside credit profile, reserves, and documentation. Whether 75% LTV is within the program's limit, and whether the estimated DSCR meets the program's threshold, are determined by the lender. Actual LTV limits, DSCR thresholds, and all other requirements vary by lender and program.

Gift Funds vs. Gift of Equity

Two different mechanisms can reduce a buyer's required out-of-pocket funds toward the down payment on select DSCR purchase programs. They are documented and treated differently by lenders.

Gift funds

Cash contributed to the buyer by an eligible donor.

Gift of equity

Property value contributed by the seller as part of the purchase. At 80% LTV, a 20% seller gift of equity may allow the buyer to have $0 of their own cash required toward the down payment.

Eligibility, documentation, and lender treatment vary by program. Not all DSCR programs allow gift funds or a seller gift of equity.

Frequently asked questions about DSCR loan down payment

How much down payment is needed for a DSCR loan?

There is no universal DSCR loan down-payment requirement. Lenders determine applicable LTV limits, equity-contribution expectations, pricing, documentation, reserves, and eligibility for a specific property and transaction.

Does a larger down payment guarantee approval?

No. A lender determines eligibility and underwriting for a specific scenario. Property details, rental-income support, DSCR calculation, credit profile, reserves, documentation, and program guidelines can also matter.

Is down payment the same as cash to close?

No. The equity contribution is one part of the cash-to-close picture. Points, lender fees, third-party costs, reserves, insurance, taxes, and other transaction-specific items can also affect the total.

Does LTV affect DSCR loan pricing?

A lender may consider LTV as one factor in its pricing or program review. The effect varies by lender, program, property, transaction, and market conditions.

Can a seller gift of equity cover the down payment on a DSCR loan?

Select DSCR purchase programs may allow a seller to provide a gift of equity toward the required equity contribution. At 80% LTV, a 20% seller gift of equity may allow the buyer to have $0 of their own cash required toward the down payment. This is not 100% financing — the required 20% equity contribution is satisfied by the seller's gift of equity rather than by the buyer's own cash. Final eligibility, documentation, and underwriting requirements depend on the applicable lender and program.
