DSCR calculations
Debt service coverage ratio is commonly expressed as qualifying rental income divided by qualifying property expense. The result is a property-level ratio, not a loan approval decision.
A useful first pass is to organize estimated rent alongside principal and interest, taxes, insurance, HOA dues, and other recurring expenses. Lenders and programs may define qualifying income and expenses differently.
DSCR Loan Requirements
Investors typically prepare the transaction type, property state, property type, occupancy, estimated value, requested loan amount, and expected rent before sharing a scenario.
Credit profile, investment experience, reserves, appraisal results, and program-specific underwriting can also matter. A lender determines which details apply to a particular scenario.

Single-family rentals, 2–4 unit residential properties, condos, townhomes, and multifamily properties can have different considerations. Rental strategy and occupancy can also shape the questions you ask.
Before relying on a program description, confirm the property type, location, occupancy, and rental-income documentation that a lender will review.
Refinance scenarios
Rate & term and cash-out refinance scenarios begin with different goals. Investors may compare current debt, estimated value, rental income, timing, and the amount of equity they want to access.
A lender can explain the program-specific calculations, documentation, and limits that apply to a refinance request.
